GTA Listings Just Dropped 18 Percent. Sellers, This Is Your Window

If you have been waiting for a signal to list, TRREB's July Market Watch delivered one. New listings across the GTA fell to 14,484 in July, down 17.8 per cent from a year earlier, while sales barely moved at 5,995, off less than one per cent.

Read that pairing carefully. Demand held. Supply thinned dramatically. That is how markets tighten, and TRREB itself noted the setup points toward price stability in the second half of the year.

Why this matters more at the top end

Luxury inventory is always thinner than the headline numbers suggest. When overall supply contracts by nearly a fifth, the pool of genuinely comparable $3M+ properties in any given pocket of Oakville, Mississauga or Aurora can shrink to a handful. Serious buyers who have been circling for months suddenly have fewer doors to walk through, and well-prepared listings stop competing on price and start competing on quality of presentation.

What prepared actually means

A tightening market rewards sellers who arrive complete: pre-listing inspection done, staging finished before photography, disclosure documents assembled, and a pricing strategy anchored to the three most recent relevant sales rather than to hope. Buyers in this segment move quickly when they trust what they see, and hesitate the moment something feels unfinished.

The timing question

The fall window between Labour Day and mid-October has historically been the second strongest listing season, and this year it opens with unusually thin competition. If your home needs six weeks of preparation, starting now puts you on the market while the supply gap is still working in your favour.

The average GTA selling price sat at $1,003,956 in July, down 4.5 per cent year over year. Averages are not your home. In the luxury segment, positioning against scarce, directly comparable inventory matters far more than the citywide number, and right now scarcity is the story.
